Planeamento da manutenção em elementos de construção em fachadas de edifícios de serviços

The maintenance is an all-embracing term, being necessary in practically all the sectors. ?A building is a sedentary alive being, which is born, lives and it dies in the same site?, however, if it doesn?t exist the concern based on an appropriate maintenance policy, its ?death? or, in other words, its end of service life may be premature. The present dissertation presents several maintenance strategies and analyzes some types of constructive solutions for common application on service buildings facades, which are: stonework, SGG Spider Glass and ventilated facade. This review summarizes the main causes of facade anomalies, such as its forms of deterioration and presents some solutions to maintenance / cleaning. In this context, the maintenance actions carried out by specialized technicians are described, on three study cases located in Lisbon and one located in Estremoz. Finally, the existing scenes of maintenance for the elements of service buildings facades are analyzed and proceed with the estimate from its service lives and compare the maintenance made by specialized technicians with the suggested by the bibliographical references. After this study, proactive maintenance tasks (inspection, cleaning, repairing, substitution / replacement) and pre-defined time periods between repairs, are proposed to the main source elements of maintenance included in facades (doors, windows, exterior wall and sealants).
