Abstract
At a time when environmental and economic concerns are closely linked, society tries to minimize environmental impacts and cost reduction problems, while preserving the improvement of the quality of life. In Portugal two of the largest energy consumers are the building sector, due to its intensive resource requirements and the hotel sector, due to the clients? thermal comfort requirements. The main aim of this work is the development and application of the Life Cycle Costs Analysis (LCCA), which can influence both the investment in refurbishment and the costs until the end of hotels useful life. The work involves the characterization of a case study hotel, identification of its problems and potential solutions, simulation of the energy improvement, estimation of life cycle cost and recommendations. The referred case study is the Pension S. Paulo, the refurbishment of which is going to become the future Hotel Marianos. Thus, one tries to describe the concerns and possible solutions in a passive energy refurbishment. The main solutions are the installation of double glazing, and the thermal insulation of external walls and flat roofs. It is very important to evaluate the thermal impacts that certain construction elements may have on the energy balance of a building. The main conclusion is a project economic evaluation through the LCCA, foreseeing the sustainable development. This work can be seen as a challenge, as it aims at being used as a quantitative measurement tool of LCC in the LiderA System and contributing to the sustainable construction management.
